The Architectural Review Committee (ARC) is an volunteer element of the Parkside Homeowners Association charged with creating, updating, and enforcing the rules and regulations designed to keep the entire neighborhood attractive, and for all properties to be held to a high standard. This directly impacts our property values and provides consistent standards for all residents.

Parkside HOA ARC Violation Fine Schedule
The Parkside Architectural Review Committee (ARC) is responsible for conducting annual neighborhood walk-throughs and issuing violations accordingly. All violations must be remedied within the specified time period. If violations are not appropriately remediated, fines shall be imposed and enforced in accordance with Parkside Covenants and Bylaws.
The Parkside ARC violation schedule is as follows:
First notice will be emailed.
If unanswered, a second notice will be emailed 2 weeks later.
If both notices are unanswered, a third and final notice shall be issued after which fines shall be enacted.
Fines will be assessed at $100/month and will accrue each month that the violation stands unaddressed. Fines will begin after the third notice is delivered and no response or remediation plans have been received. All responses from the homeowner must provide a plan and timetable for complete remediation. All remediations must occur within 30 days of the first notice. Reasonable extensions of time may be agreed upon.
Upon receipt of a notice, the homeowner is required to respond within 2 weeks of the notice date.
A total of 3 notices will be sent to the homeowner with the third notice serving as the final notice.
If a notice goes unanswered, fines may be incurred by the homeowner.
All responses from the homeowner must provide a plan and timetable for complete remediation. All remediations must occur within 30 days of the original first notice.
Homeowner(s) may appeal to the Parkside HOA Board via email parksidehoajc@gmail.com.
Official walkthroughs are conducted at least once a year and may be conducted ad hoc at the discretion of the Parkside ARC.
Ad hoc maintenance reminders may be sent throughout the year for violations.
Ad hoc violation notices must be answered within 30 days of the notice date. If a notice goes unanswered, fines may be incurred by the homeowner.
Ad hoc violations must be remedied within 30 days.
The fine schedule is $100/month until the violation is completely resolved.
1. General Enforcement Process
Initial Notice – Email notice describing the violation and required correction
Compliance Period – 2 days to respond, 30 days to remediate
Appeal Opportunity – Owner may request an appeal before fines are imposed
Fines Begin – If final notice goes unanswered or homeowner fails to remediate by agreed upon deadline
2. Continuing Violations
A violation not corrected after the compliance deadline may be treated as a continuing violation
Monthly fines begin after final notice
Monthly fines stop once the violation is fully remediated
3. Maximum Fines
No single violation shall exceed $1,000 without Board review
Total fines must remain reasonable and proportionate
4. Adoption
This fine schedule becomes effective on: [April 1, 2026]
