The Architectural Review Committee (ARC) is an volunteer element of the Parkside Homeowners Association charged with creating, updating, and enforcing the rules and regulations designed to keep the entire neighborhood attractive, and for all properties to be held to a high standard. This directly impacts our property values and provides consistent standards for all residents.

Penalty for violations of Parkside covenants and policies
All individual Owners, members, and/or occupants of Units and properties within the Parkside Homeowners Association shall be susceptible to fines so long as they are in violation of the governing documents of the Association. In the event of a continuing violation, each time period listed below constitutes a separate offense, and fines may be imposed on the listed per-period basis, up to and including fines on a per diem basis.
• 1st Offense: A warning letter/notice will be issued describing the violation with a request for correction within 15 days of the notice.
• 2nd Offense: A second letter will be issued describing the same violation and a fine of $50.00 will be assessed with a request for correction within 15 days of the second notice.
• 3rd Offense: A third letter will be issued for the violation with the stipulation that for every day thereafter an additional $100.00 fine will be assessed, with no further notice to the violator, until the appropriate correction is made.
• Correction of ARC or Modification Violation: If a warning is given for an architectural or modification issue, the owner will be allowed 15 days for the correction subject to the same fining schedule as above. In addition, the owner may be required to remove the violating change at his/her own expense.
• Penalties for Unauthorized Tree Removal: The Board of Directors shall have the authority, in its sole discretion, to assess monetary penalties against any Owner who cuts, damages, or removes any tree contrary to the provisions set forth in the Governing Documents or adopted Rules and Regulations of Parkside. Fines are hereby approved at up to $1,000.00 per tree plus the cost of a mature replacement tree.
• Appeal Process: If any owner or occupant wishes to appeal the violation and/or fine notification, a written request for a hearing may be emailed to board@parksidehoajc.com within 15 days of the first notice. The Parkside Homeowners Association, on behalf of the Board of Directors, will respond in writing with a notice stating the date, time, and place to be held.
• If for any reason the owner or occupant does not attend the scheduled hearing after receiving notification, then that owner or occupant waives the right to an appeal or hearing, and the Board of Directors will cause the appropriate fines to be levied until the violation is cured.
